Home Remodeling Contractors in Concord, MA

Award-Winning Home Renovation Contractors in Concord

Essex is an award-winning home remodeling contractor serving Concord. We have built, renovated and added onto Greater Boston homes since 1995. Every project runs on open-book pricing, so you see actual costs against the forecast every week and make each decision with real numbers in front of you.

Our Services in Concord, MA

We take on five kinds of work in Concord, and we run every one with the same open-book process.

Home Renovation for Concord’s Older Homes

renovated home in massachusetts

Many Concord renovations start with an older house that has been added onto over the years. Rooms are small and closed off, the kitchen sits at the back, and nothing quite connects. Homeowners usually want to open things up, add a first-floor primary suite or more living space, and bring the house up to date without losing what drew them to it.

That is the kind of work we know well. We rework layouts, add space and engineer new foundations, rooflines and transitions that blend with the original house. We also plan early for the septic, wetland and historic reviews common in Concord, as we do for homes in neighboring Lincoln and Weston.

Why Concord Homeowners Choose Essex for Home Remodeling

Most general contractors operate with opaque pricing, leaving homeowners guessing about the true state of their budget. We operate differently. Since 1995, Essex has completed more than 500 projects across Greater Boston, and every one runs on the same principles:

  • Open-book contracting. You see exactly what we see, with no hidden markups.
  • Weekly financial reports. Every week you get actual costs against the budget, so there are no surprises when the project ends.
  • Our people, on your site. Essex carpenters and project managers do the bulk of the work and are on site every day.
  • A clean, safe job site. Many projects happen while you are still living in the home, so we keep the site organized, safe and free of debris.

That approach has earned us a Gold PRISM Award from the Builders and Remodelers Association of Greater Boston for Best High Performance / Energy Efficient Home, and we are proud members of BRAGB, NARI and the National Association of Home Builders.

FAQs

Yes. We build custom homes, remodel homes (including kitchens and bathrooms) and build additions throughout Concord and the surrounding towns, including Lincoln and Weston.

Most building, remodeling and addition projects need a permit from Concord’s Building & Inspections Division at 141 Keyes Road. Before you apply, most additions and renovations also need a Title 5 or sewer building review to confirm your septic system or sewer connection can support the change. We handle both as part of pre-construction.

Often, yes, but the septic system sets the limits. Concord’s Title 5 Building Review compares the rooms in your plans with the design flow your system was originally permitted for. Large open spaces can count as more than one room, so an open kitchen, dining and living area counts as three. If your plans come in one bedroom over, the town may allow a deed restriction. Two or more over usually means the system needs more capacity. We confirm this before design goes too far.

Concord’s Natural Resources Commission reviews work within 100 feet of wetlands case by case. Inside its 50-foot no-build zone, which covers the area 25 to 50 feet from a wetland, new structures are allowed only in exceptional circumstances, and an existing house cannot be extended any closer to the wetland than it already is. That shapes where an addition can go, so we look at it during feasibility.

Concord has six local historic districts: American Mile, Barrett Farm, Church Street, Hubbardville, Main Street, and North Bridge-Monument Square. The Historic Districts Commission reviews exterior changes that can be seen from a public way, including new exterior paint colors. We prepare for that review as part of design and permitting.

It depends on the house, the lot and your goals, and Concord adds two things to weigh. Under the Demolition Review Bylaw, tearing down a house that is 50 years or older goes to the Historical Commission, which can impose a 12-month delay if it finds the house historically significant. On a septic property, a new house must also meet current Title 5 requirements as fully as possible, while a renovation is judged against your existing system. Because we work as both home renovation contractors and custom home builders, we can give you an honest comparison of each path.

Concord follows the Massachusetts Specialized Stretch Energy Code, which took effect in town on January 1, 2024. Since June 22, 2024, Concord’s fossil fuel-free bylaw has also required new homes and major renovations, including large additions, to be built without new fossil fuel piping or appliances. Concord also has its own electric utility, Concord Municipal Light Plant, which offers rebates when you switch from oil, propane or electric heat to whole-home heat pumps. High-performance building is familiar ground for us: our Weston farmhouse project runs on air source heat pumps, energy recovery ventilation and solar.

It depends on scope: how much of the layout changes, whether the work touches the systems behind the walls, and the level of finish you want. In Concord, septic capacity, wetland setbacks, historic district review and the all-electric rules for major renovations can also shape what a project includes. That is why we build a detailed, line-item budget with you before construction starts instead of quoting one number up front. That budget becomes the baseline for your weekly financial reports, so you always know where the money stands.

Start with how you want to live, then set a realistic budget before you choose a single finish. In construction, the envelope and systems come first: insulation and air sealing, heating and cooling, electrical capacity and aging plumbing, because they are expensive to fix once the walls are closed. Finishes come last.
